When it comes time to replace your roof, how do you go about selecting a roofer? Let me give you my two cents’ worth on the things that you might want to consider.
1) Insurance – General liability and commercial vehicle insurance are absolute minimums.
Umbrella liability and workers’ compensation are two other items you may see on the certificate. Check the insurance certificate; you would not believe how few customers ask to see our insurance certificate. I would almost guarantee none have actually called the contact phone number listed to confirm coverage. Many roofers use old certificates, or worse, falsified certificates.
2) Better Business Bureau Rating – Never select a roofer with less than an “A” rating.
Read the BBB page for customer comments and complaints. Are the complaints resolved or unresolved? This is something you will want to know.
Take some time to understand the material warranty. There is a major difference between a limited manufacturer’s warranty and the warranty a certified installer can provide. 5) On-line References – Take these with a grain of salt because some companies might have their family write the first few reviews.
Once you see more than five reviews, you can start putting stock in what they say. Does one bad review make a bad company? No. Realize mistakes happen. If you can, find out what the company did to resolve the issue.
6) Word of Mouth – This one comes last because it is the best qualification, assuming that the other qualifications have been met. “My neighbor’s does roofing” is great, but only if they have insurance, a good BBB rating, certification and references. The roofing company’s liability insurance covers your property from damage done by any person or equipment brought to the site to get your project finished, including the sub-contractors. A better question is: “How long have you worked with your crews?” This is much more important than how we pay them.
